If you feel comfortable with performing some of the necessary duties required to sell a home then we have several options available (depending on how much support you need) which will place your property on the MLS and several other websites for a very low flat fee.

If, however, you do not have a great deal of experience in selling houses and you feel that you need some more service and support we have options available that will give you full service and support for a fraction of the COST of the full "service" (full COST might be a better word) Realtors.

With all of our programs we will begin with a thorough examination of property comparables in order to correctly price your home (known as a CMA). This is critical because pricing the home correctly will help to ensure that your home will sell for the most amount of money possible in a reasonable amount of time. This CMA is provided to you FREE OF CHARGE.

Austin Real Estate Listings The next step is to get your home prepared for sale. This will include a professional home staging consultation (which is included FREE OF CHARGE). With this service we will come into your home and assess its marketability and make several suggestions for improvements that may help you to achieve a higher price and/or shorter market time.

After your home is ready for sale we will begin our marketing campaign. The primary marketing vehicle will be putting a professional looking advertisement on the Multiple Listing Service (MLS). The MLS is a closed access (i.e. you must be a Realtor to input properties onto it) computer system that is used by all of the Real Estate agents in every city in the U.S. It is crucial to have a quality listing with professional photos on the MLS to effectively market your property.

We will also provide to you ( FREE OF CHARGE) a listing in several other websites including REALTOR.com (the #1 online Real Estate website in the country), Austin Home Search (the #1 website in Austin) and many other websites. Your MLS listing will give you TREMENDOUS market exposure for your property for one low price!

You will also receive a lock-box (again FREE OF CHARGE) which will increase the likelihood of Realtors showing your property and a Yard Sign (once again FREE OF CHARGE) which will further increase your properties market exposure.

In addition to this we will examine many other possible marketing tools including additional websites that may be beneficial to our marketing campaign (some of them free!) as well as Open Houses; Flyers; Showcased Properties, etc.  

Finally, with our years of experience we have many other techniques (like Refreshing a Listing) that will keep your listing looking fresh and new. We also have the experience necessary to work with FSBO buyers potentially saving you a tremendous amount of money on commissions!

When an offer comes in we will carefully evaluate it together going over every aspect of the offer including the price, terms, contingencies, time frames, financial considerations and any other (sometimes very complicated) terms and/or conditions of the offer. We will also evaluate the buyers financing letter (if available) which will help us to determine their ability to successfully obtain financing and therefore consumate the transaction.

After this is completed we will (if necessary) complete a counteroffer and/or amendment and make every attempt to come to an acceptable "meeting of the minds" at a price and terms acceptable to you.

Once we have an accepted offer we will enter into escrow/title where we will help you every step of the way with all of the paperwork, disclosures, inspections, and the myriad of other considerations (and potential problems!) that can occur along the way.

Finally, we will also coordinate the closing to make sure that everything goes smoothly and there are no last minute "SNAFU’s".

In short, we will be with you for the entire process from start to finish answering all of your questions and trying to ensure that the sale of your home goes as smoothly as possible.

necessary counteroffer(s).
Note 1: This service is required for each incoming offer.
Note 2: This service is often partially paid for by buyers Option Fee if an offer is consummated.


Post Offer Services

$1995 if escrow closes – $995 if escrow cancels. Services Include:


  • Preparation of all necessary paperwork including all required disclosures, addendums, amendments, title paperwork, etc.
  • Coordination of Inspection including assessment of inspection results and prepartion of all required post inspection addendums.
  • Ordering of Survey (if necessary).
  • Coordination of Appraisal.
  • Coordination and continual monitoring of Buyers loan progress with Buyers lender.
  • Coordination and continual monitoring of escrow progress with Title Co.
  • Coordination and continual monitoring with both buyer (or buyers agent) and seller to make sure that mandatory time frames are being observed.
  • Coordination of Final Walk-thru.
  • Coordination and troubleshooting at the closing.

Example 1: You put a $200,000 condo on the market and one month later get an offer for full price. Escrow closes in one month.

After a week they call our office and after a week of negotiating we have an acceptable offer at $800,000.

  • IMPORTANT NOTE: With the other Realtors you pay the full 6% commission no matter how the buyer is found or whether or not they are working with another Realtor. You pay the full commission even if YOU find the buyer!!!
